Firefighter Lender · Mortgage guidance for firefighters

Your mortgage should fit your whole financial plan.

Your income, savings, and plans for the future all matter when choosing a mortgage. We help firefighters understand their options and coordinate their mortgage strategy with their financial adviser—before closing and in the years that follow.

Before and after closing.

Our approach

Put your mortgage under management.

A mortgage is a long-term commitment. Your guidance should continue beyond the day you close.

We help you connect the mortgage decision to the rest of your finances, then revisit the plan as life changes.

Explore our process

Here, “under management” means ongoing mortgage-strategy guidance. It does not mean collecting payments, servicing your loan, or managing investments.

  1. Understand the full picture

Start with your mortgage goals, income, other debts, available cash, and savings priorities. The right questions come before the loan options.

  2. Compare the options

Understand mortgage choices and the implications of different down payments and borrowing strategies, in coordination with your financial adviser.

  3. Keep the plan connected

We proactively reach out for annual reviews and, with your permission, share relevant mortgage information with your adviser.

Real decisions. Individual circumstances.

What are you
working through?

There isn’t one mortgage strategy for every firefighter. Your income, household, and plans deserve a closer look.

Buying with variable income

Explore how overtime and other compensation may fit into qualification, with documentation and loan-program requirements in view.

Revisiting your current mortgage

Look at whether your existing mortgage still fits your circumstances. Keeping it may be the right choice.

Choosing a down payment

Compare a larger down payment with retaining cash or investments, considering borrowing costs, reserves, and uncertainty.

Buying from family

Work through the mortgage side of a purchase between family members, with attention to the individual transaction.

Taking stock of other debts

Evaluate debt consolidation in the context of total borrowing costs, repayment time, alternatives, and household finances.

Planning toward retirement

Consider how a change in income or priorities could affect your mortgage strategy, alongside your financial adviser.

Let’s revisit the plan.

You shouldn’t have to be buying a home to have a useful mortgage conversation.

Our team initiates contact for an annual review of your mortgage, other debts, cash flow, savings goals, and changes in circumstances.

With your permission, we coordinate with your financial adviser so the mortgage conversation reflects the bigger picture. We provide mortgage guidance and relevant information; investment recommendations belong with the appropriate adviser.

Before we talk

Good questions.
Clear starting points.

Here are a few things you may be wondering about. A conversation can help put them in the context of your situation.

What does putting my mortgage under management mean?

It means ongoing mortgage-strategy guidance, proactive annual reviews, and coordination with your financial adviser, with your permission. It does not mean collecting payments, servicing your loan, or managing your investments.

How do overtime and other firefighter income affect qualification?

The type of income, its documentation, history, and trends all matter. A lender may evaluate overtime or other variable pay differently from base pay. Requirements depend on the loan program and underwriting, so not every dollar of overtime will necessarily count. We can help you understand what may be needed for your situation.

Should I make a larger down payment or keep more assets available?

Compare the monthly payment and borrowing costs with your need for liquidity and reserves. Retaining investments also involves uncertainty; returns are not guaranteed to exceed mortgage costs. We can model the mortgage choices and coordinate with your adviser. Neither a larger nor a smaller down payment is always better.

Can you review my mortgage even if I’m not buying a home?

Yes. A consultation can focus on your existing mortgage, current goals, and any changes in your circumstances. A review does not mean you need a new loan or a refinance.

Can you work with my financial adviser?

Yes. With your permission, we can share relevant mortgage information and coordinate the mortgage discussion with your adviser. Our role is mortgage guidance; investment recommendations remain with the appropriate adviser.

Can you help with buying a home from a family member?

Our team has coordinated sales from parents to children. We would review your individual transaction, including its proposed terms and the documentation and loan-program requirements that may apply. Family transactions are not all structured the same way.

Could refinancing help with other debts?

It may be worth comparing, but refinancing is not automatically the better choice. Review fees, the new mortgage terms, the repayment period, total costs, and alternatives. A lower monthly payment does not necessarily mean a lower total cost. Moving unsecured debt into a mortgage puts your home behind that debt, with a risk of foreclosure if you cannot repay.

Are there special homebuying programs for firefighters?

Some programs have occupation-specific eligibility, but availability, eligible properties, and conditions vary. HUD’s Good Neighbor Next Door is one example, with limited eligible properties and specific requirements. We have not confirmed whether our team offers or participates in this program. Program eligibility and participation must be checked individually.

Do I need to apply before talking with you?

No. You can begin with a conversation about your goals and questions. An application does not need to be the first step.

What happens after closing?

We proactively reach out for annual reviews and continue to provide mortgage-strategy guidance. With your permission, we coordinate relevant mortgage information with your financial adviser. This is periodic guidance, rather than constant monitoring or loan servicing.
